Before a single wall goes up, the land must be prepared. Our site work scope includes the complete permitting process, municipal coordination, and the installation of a private water well drilled to a depth of up to 600 feet.

- 400 feet of 8″ blank casing + 200 feet of 8″ screen
- 23 tons of select gravel filter pack
- High-performance 10 HP submersible pump with 189′ of column assembly
- Deluxe control box system (230V single phase)
- Sanitary cement slurry seal to protect groundwater integrity

Concrete Footings — The Foundation of Everything
The foundation of Villa Boucetta is anything but simple. The site’s natural grade changes required the engineering and execution of stepped footings — a complex system of reinforced concrete transitions that navigate multiple vertical elevations while maintaining a continuous structural load path.
Our footing scope includes:
- Precision layout and transit leveling at every elevation change
- Reinforced stepped footing transitions with full rebar detailing
- Phased concrete placement with strategic pump truck positioning
- Vertical dowel installation for ICF wall integration
- Excavation, trenching, compaction, and formwork
Every footing is engineered to carry the full weight of an ICF structure — a significantly heavier and more demanding load than conventional wood-frame construction.
ICF Concrete Walls — Where Architecture Meets Engineering
This is where Villa Boucetta truly distinguishes itself. The ICF wall system features custom radius walls — sweeping curves that give the home its distinctive architectural character. Executing radius ICF walls requires a level of skill and precision that very few contractors in California can deliver.
Our ICF wall scope includes:

- Fabrication and bracing of radius ICF blocks with specialized strapping
- Varying core management at wall thickness transitions
- Full structural rebar grid per engineered schedule
- Congestion management at radius corners, lintels, and T-junctions
- Integration of all MEP (mechanical, electrical, plumbing) penetrations prior to pour

We’re using Insul-Deck — an EPS (expanded polystyrene) stay-in-place forming system for elevated concrete slabs — which provides exceptional thermal performance and structural efficiency.

- Custom-cut EPS panel placement for joist and slab formwork
- Radius perimeter forming with specialized kerfed edge forms

- Type L copper or PEX-a main distribution lines
- 12,000-gallon water storage tank
- 3/4 HP cast iron submersible sump pump system
- 3″ rainwater roof drainage system
- Full ICF penetration coordination with concrete crew
- Rough-in for all bathrooms, kitchens, laundry, and outdoor kitchens
- 5-PSI air test on waste/vent lines + 100-PSI hydrostatic test on supply lines
Electrical Systems
The electrical scope at Villa Boucetta is engineered for a modern luxury estate with future-forward capabilities:
- Full service entrance and power distribution per electrical single-line drawing
- Heavy-duty disconnects for all major mechanical equipment
- Pre-pour conduit coordination through all ICF walls and slabs
- ICF-rated electrical boxes secured to foam forms
- Watertight floor boxes in Insul-Deck and slab-on-grade areas

The photos from June 2025 show the dramatic scale of this project — a massive, precisely graded excavation cut deep into the desert soil, with clean, stepped walls and a compacted floor ready for foundation work.
The scale of the excavation reflects the ambition of the design. Earthwork of this magnitude requires careful coordination of heavy equipment, precise grade control, and strategic soil management to ensure the excavated walls remain stable throughout the construction process.
With the site cleared and graded, the stage is set for the next phase: footing layout, rebar installation, and the first concrete pours.

Villa Boucetta hit a major construction milestone on April 3, 2026: the foundation concrete pour — and it was a massive, multi-phase operation that ran from sunset well into the night.
The April 3rd photos capture the full intensity of a large-scale concrete pour in action:
- Two concrete pump trucks operating simultaneously, their yellow booms arcing across the site
- Multiple concrete mixer trucks staged and cycling continuously
- A full crew of skilled workers managing rebar, forms, and concrete placement across the entire foundation footprint
- The distinctive circular and curved footing forms visible from above — a direct reflection of Villa Boucetta’s signature radius architecture
- Night operations under work lights, with crews pushing through to complete the pour in a single continuous operation
