Project Preparation & Permitting

As a licensed general contractor, Tenax Construction Inc. coordinated all the preparatory work necessary for a code-compliant remodel:

  • Presented design concepts, refined layouts, and finalized the scope
  • Created permit-ready plans for submission to the local building department
  • Completed all paperwork and coordinated directly with the building department
  • Scheduled and attended all required inspections

All government permit and plan review fees were the homeowner’s responsibility and were not included in the construction contract. Structural and engineering plans were excluded from this scope, but can be provided in other projects if required.

Demolition & Site Protection

The existing kitchen was carefully dismantled to prepare for the new layout and finishes. Our demolition scope included:

  • Removing existing kitchen cabinets, countertops, and backsplash
  • Removing existing floor tile and baseboards in the kitchen
  • Disconnecting and removing the existing sink, faucet, disposal, and counters
  • Disconnecting rough plumbing and electrical in the work areas
  • Confirming which appliances were to be kept, relocated, or hauled away

Throughout demolition and construction, we focused on dust and damage control:

  • Masked and covered adjacent areas to protect finishes and furnishings
  • Moved and reset furniture as needed
  • Built dust barriers and containment around the work zone
  • Performed debris handling and jobsite cleanup (hazardous material abatement and off-site disposal fees excluded unless noted)

Interior Surface Restoration & Painting

After demolition, we restored and prepared the interior surfaces:

  • Installed new drywall behind the former backsplash and in disturbed wall areas
  • Taped and textured surfaces to match existing conditions with standard textures (orange peel/knockdown); higher-level or specialty textures were excluded
  • Painted the kitchen ceiling as part of the finish package

This created a clean, uniform substrate ready for new cabinets, tile, and finishes.

Custom-Quality Cabinetry & Storage Solutions

The homeowner selected stock cabinets that deliver a custom-like quality and features while remaining cost-efficient. Our cabinet package included:

  • Solid wood doors and solid wood face frames
  • Plywood cabinet boxes (no particle board)
  • Dovetail drawers for strength and durability
  • Soft self-closing hardware
  • Full-extension drawer glides for complete access
  • Adjustable shelves for flexible storage
  • Crown moldings on upper cabinets for a finished look
  • A deep cabinet above the refrigerator with a side panel to create a built-in appearance
  • Specialty storage features, including:

  • Caulked and touched up all cabinet transitions

Labor to install light moulding and cover under-cabinet areas was excluded from the base scope but can be added on similar projects for an additional fee.

Countertops & Backsplash

Quartz Countertops

Tenax Construction Inc. installed prefabricated/custom quartz countertops with a standard eased edge. The standard package included:

  • Prefabricated slabs for perimeter counters
  • A larger piece for the island
  • Material allowances were provided for perimeter and island pieces.

Edge upgrades such as 45-degree mitered edges, waterfall ends, OGEE profiles, or 3cm specialty edges were excluded from the base estimate but are available as upgrades.

Optional upgrade:

  • A waterfall-style countertop on the island or end of a run could be added.

Backsplash Options

The standard backsplash scope included:

  • Labor to install backsplash tile in a standard or custom pattern
  • Layout, cutting, spacing, and alignment for a clean, professional appearance
  • Tile material, grout, and Schluter trims, with a material allowance per sq. ft.
  • Backsplash material allowances were provided.

Non-Schluter decorative trims, such as jolly sticks, pencil trim, or chair rail profiles, were excluded but available as upgrades. Tile quantities were estimated by square footage; if a selected tile was only sold by the box, any extra material costs beyond the allowance would be the homeowner’s responsibility.

Additional enhancements offered on this project type:

  • Extending the backsplash tile all the way to the ceiling behind the hood range (labor and materials included in the revised scope)
  • Option to upgrade from tile to a full-height quartz backsplash, which would require an extra quartz slab

Plumbing Upgrades & New Fixtures

  • Rough-in plumbing for water supply, drain, waste, and vent lines as needed
  • New p-trap assembly for the kitchen sink
  • New hot and cold valves for the kitchen sink

We installed homeowner-selected fixtures within clearly defined allowances:

  • Kitchen Sink
    • Undermount stainless steel 24″–33″ single or double bowl sink
    • Material allowances were provided for the sink.
  • Kitchen Faucet
    • Paulina single-handle faucet with soap dispenser in chrome (or similar)
    • Material allowances were provided for the faucet.

Labor included installation, alignment, secure mounting, basic sealing, and functional testing. Specialty configurations or major modifications to existing plumbing lines were outside the standard scope unless specified.

Electrical Upgrades & Lighting

To modernize the kitchen lighting and bring the space up to current standards, Tenax Construction Inc. provided:

  • Rough-in electrical work: pulling wire, installing boxes, running conduit, and connecting circuits for outlets, switches, lighting, and equipment per plans
  • Replacement of outlets and switches with new devices and cover plates
  • Full replacement of all kitchen can lights with new 6-inch white recessed can lights (labor and material included in the revised scope)

Finish electrical work for device and fixture installation was coordinated with the final layout and homeowner selections.

Tile Flooring & Baseboards

A durable and stylish tile floor was installed throughout approximately 190 square feet of the kitchen:

  • Labor to install tile flooring, including cutting, setting, and accurate spacing
  • All standard setting materials and supplies
  • New baseboards installed to match the existing profile or a standard 5 1/2″ profile selected during the design phase

Floor Tile Material

  • Tile, grout, and Schluter trims with an allowance per sq. ft.

As with the backsplash, if the chosen tile was sold only by the box, any additional material beyond the required square footage would be the homeowner’s responsibility.

Baseboard Material

  • Standard profile baseboards with a material allowance per linear foot.
  • Non-standard baseboards were available as an upgrade.

Finish Work & Appliance Installation

To complete the project, we coordinated and installed homeowner-provided appliances:

  • Installed and connected HO-provided kitchen appliances to existing utilities
  • Hoses for appliances were provided by the homeowner
  • Oversized or specialty appliances could affect pricing

Additionally, we included a new garbage disposal within a defined material allowance:

  • Garbage Disposal
    • Prep Series 1/2 HP continuous-feed disposal with power cord and universal mount
    • Material allowances were provided for the disposal.

Post-hookup assembly, unpacking, and removal of protective films for appliances were excluded from this particular scope but can be added if requested on future projects.

Tenax is a very good construction company to work with. Dennis was great thru the entire process. He’s hands on with his workers and also the homeowners making sure everything is going as it shud.
